The “crown jewel” is called ‘Amethyst’ and is a custom home. Amethyst broke ground in September of 2024 and will close for over $40 million. G.S.S. Companies, Inc., a full-service general contractor based in Scottsdale, AZ, was founded in 1984 by Tim Smith. Over the years, the company has grown significantly, transitioning from residential projects to a focus on highquality commercial and industrial manufacturing projects. “We started small, working mostly in the residential space,” says Tim. “But as we developed our skillset, we moved into larger commercial and industrial projects, and that’s really where we’ve found our stride.” Tim notes that, as the company evolved, G.S.S. has developed a reputation for quality workmanship, nimble cost-control measures, and a commitment to delivering projects that meet the most detailed specifications. This is evident in the company’s recent work and its track record of completing projects on time and within budget, despite the scale and complexity involved. With nearly 40 years of experience in the industry, the company has built a solid foundation of knowledge, expertise, and relationships. Today, G.S.S. is known for taking on medium-to-large-scale projects such as a recent gypsum plant in Eloy, AZ, and a glass factory project in Buckeye, Arizona—both of which highlight the company’s capability to handle highly complex, large-scale builds. “We’ve built a reputation for taking on and completing some of the more challenging projects out there, and that’s what sets us apart,” says Tim, adding, “…while the core of our business is new facility builds, we also have a very strong industrial service and maintenance contracting division.” Max Smith, the company’s Operations Officer, echoes Tim’s sentiments, highlighting the importance of relationships in G.S.S.’s success. “A big part of what’s made us successful is our longterm relationships with subcontractors, many of whom we’ve worked with since the ‘80s.” Tim further explains, “I’ve grown up in the trade with them. We know their work, they know ours, and that consistency helps us maintain the level of quality we’re known for.” This long-standing collaboration with subcontractors, along with a deep understanding JANUARY 2025

of the local market, allows G.S.S. to maintain the level of reliability and efficiency that clients expect. Tim further adds that the company’s ability to keep projects on track and within budget is largely due to the trust and synergy established over the years with these subcontractors, who share the company’s commitment to delivering excellence. G.S.S. has built its marketing and business development efforts entirely on referrals. “Our business development, if you want to call it that, is referral-only,” says Tim. “There’s no marketing, no advertising budget. Everything is generated by referral.” This approach has proven highly effective, as G.S.S. puts significant effort into vetting potential clients, ensuring that each project is the right fit. As Tim puts it, “I would argue we do greater vetting on our clients than they do on us,” reflecting the importance of choosing the right partners for successful outcomes. Through this referral-based model, G.S.S. has maintained its reputation for excellence, with every project serving as a testament to the company’s values and work ethic. As Tim points out, G.S.S.’s commitment to quality extends beyond its relationships with subcontractors and clients. “Our repeat customers are really our reward,” he says. “We have clients who keep coming back to us because they trust us. And that trust is the result of years of delivering exceptional work, building relationships, and showing up every day with the same dedication to excellence.” Max adds, “When clients return for more projects, that tells us we’re doing things right, and it drives us to keep pushing ourselves to JANUARY 2025

be even better.” While G.S.S. is known for its solid work in the commercial and industrial sectors, the company’s involvement in professional associations further supports its commitment to staying at the forefront of the industry. G.S.S. is a member of several industry groups, which not only provide access to the latest trends and best practices but also help maintain the company’s reputation for leadership in the field. Through these associations, the company strengthens its relationships with industry peers and further bolsters its reputation for delivering quality work. G.S.S. has also embraced the use of new technologies to enhance its project execution and ensure that its teams work efficiently. From incorporating value-driven engineering services to leveraging advanced tools that streamline project management, the company continuously seeks ways to improve its operational efficiency. “We’re always looking for ways to work smarter, not harder,” Tim explains. “Using technology that helps us stay organized, deliver projects more efficiently, and keep costs down is key to our success.” The company’s ability to adapt and meet the needs of its clients, including facilitating more sustainable practices when requested, allows G.S.S. to stay ahead of industry trends and remain competitive. Tim stresses that while sustainability is often a client-driven focus, G.S.S. is always ready to meet the demand. “Whatever the client needs, we’ll do,” he says. “If they want to go green, we’ll help them get there. We can facilitate that. We’re flexible, and that’s part of how we stay relevant and responsive in this industry.” Internally, G.S.S. prides itself on fostering a corporate culture that values its employees. “We enjoy each other here,” Max says with a smile. “We’ve always made sure that people feel valued and that they’re part of something bigger. camaraderie is important. Everyone contributes to the company’s success, and we want them to feel empowered to do so.” Tim echoes this sentiment, noting that as the company continues to grow, they are focusing on giving employees more ownership. “We’re moving in a direction where employees can take more ownership. That helps them feel even more connected to the company’s success,” he says. This sense of ownership and empowerment is essential as G.S.S. navigates its next chapter. Looking forward, the company plans to continue expanding its commercial and industrial portfolio, while maintaining its commitment to quality, cost control, and strong client relationships. Tim sees the future as full of potential, with G.S.S. looking to remain agile and responsive in an ever-changing industry landscape. “We’ve been around for almost 40 years, and we’re not stopping anytime soon,” he says. “We’ve got a lot of plans, and we’re excited about what’s ahead.” The company’s growth is matched by a growing team of dedicated professionals who play a key role in its success. As Tim reflects on the evolution of G.S.S., he says, “Our success has always been about our people. They’re the heart of the company. And as we continue to grow, we’ll keep focusing on maintaining the culture and the relationships that have gotten us to where we are today.” With a deep commitment to quality and customer satisfaction, G.S.S. continues to lead the way in delivering exceptional commercial and industrial projects, while fostering lasting relationships with both clients and subcontractors. ArizonaCorporateBuilders: ACulture of Excellence and Client-Centered Growth In the competitive field of metal building construction, Arizona Corporate Builders (ACB) has carved out a distinctive niche through its unwavering commitment to user-friendly service and a collaborative approach to project management. Founded on principles of integrity and transparency, ACB has become synonymous with quality and reliability in an industry often fraught with challenges. Founded in 2005 by Dan Barnett and Dave Manarin, ACB has steadily grown to specialize in building quality, pre-engineered steel structures. Based in Tempe, Arizona, and operating statewide, ACB has firmly established itself as a key player in the local construction market. When Greg St. Clair joined in 2013, he brought valuable experience and a commitment to fostering strong, long-term relationships. Ian Miller’s arrival in 2018 marked another step in the company’s evolution, as he brought fresh perspectives that have contributed to both growth and success. Greg St. Clair, now the president and owner of the company, along with Ian Miller, owner and project manager, shared insights into ACB’s philosophy and day-today operations. A defining feature of ACB’s operations is its dedication to long-term partnerships. Greg THE CONSTRUCTION SOURCE AMERICA - WEST

underscores this commitment with the example of the Falcon Field Mesa hangar project, a multiphase development in which ACB was the only contractor involved in every phase. “We’re the only trade that’s worked with that general contractor on all three phases. Other vendors have burned bridges, but we’ve focused on taking care of our clients,” he explained. This client-centered approach secures repeat contracts and fosters professional relationships, creating a network of industry contacts that naturally leads to new opportunities. It’s a strategy that has not only cemented ACB’s place in the Arizona construction market but has also allowed them to expand their service offerings and take on more complex projects. Also central to ACB’s success is the recognition that effective communication and interpersonal skills are crucial in the construction industry. As Greg notes, the ability to listen, empathize, and communicate trust is not typically emphasized in business education. However, recent research indicates that while technical skills are important, it is “people skills” that determine an organization’s success and the strength of its business relationships. “In every industry, including construction, people management skills are must-have elements,” he emphasizes. This principle drives ACB’s client relations and permeates the entire company culture, ensuring that clients, partners, and employees all feel valued and respected. JANUARY 2025

With a “dream team” of young talent up to speed on the latest industry and technological trends, ACB integrates innovation with seasoned experience to meet evolving market needs. As Ian explains, “By combining young talent who are on top of current trends with the years of experience our management brings, ACB offers the best of pre-engineered building systems and processes— keeping our clients coming back.” This blend of modern innovation and time-tested expertise allows ACB to stay competitive and agile in an ever-evolving construction landscape. In line with this approach, ACB provides a diverse range of services that cater to various client needs. They specialize in steel building systems, acting as both a “supply and erect” subcontractor and, selectively, as a “design-build” general contractor. Holding both the A-11 Steel Erection and B-01 general contracting licenses, ACB is positioned to take on projects of various scales and complexities, from smaller structures to large industrial applications. This versatility has allowed ACB to accommodate a wide variety of client needs, making them a trusted choice across sectors and establishing them as a leader in Arizona’s construction field. A key element of ACB’s service quality lies in its partnership with Nucor Building Systems, a division of Nucor Corporation and the largest steel producer in the U.S. This strategic alliance enables ACB to provide clients with high-quality products at competitive prices, even amid recent THE CONSTRUCTION SOURCE AMERICA - WEST

fluctuations in steel costs. As Greg notes, “The volume of our consignments, supplemented by our people skills in dealing with manufacturers and customers, has helped us overcome many of the pricing and delivery challenges affecting the global supply chain.” Notably, in 2023, ACB was ranked number four in square foot volume by an industry magazine, underscoring the significance of this partnership and the advantage it gives ACB in securing materials at favorable rates during times of market volatility. Along with the growth of the company, ACB continues to prioritize work-life balance for its employees, fostering a supportive culture that enhances productivity. Ian emphasizes the importance of this balance, saying, “We want to create an environment where people have time to spend with their families.” He further adds, “When our employees feel valued and supported in their personal lives, it reflects in their work.” JANUARY 2025

Greg complements this by stating, “We believe that employees should have the opportunity to attend their kids’ baseball games and family events.” This commitment to employee well-being not only boosts satisfaction but also drives higher levels of dedication and performance within the team. A healthy balance is essential not just for retention but also for cultivating a positive work environment that ultimately benefits their clients. ACB’s dedication to quality and employee satisfaction is reflected in its numerous accomplishments and industry recognition. The company has consistently been listed among the top 100 metal builders by Metal Construction News in 2008, 2014, 2017, 2019, 2020, and 2021. Additionally, ACB received a merit award for the successful completion of the WestWorld Tony Nelssen Equestrian Center and was recognized by the American Public Works Association (APWA) for public works projects in the $5–$25 million class for the WestWorld project. Better Collaboration and Outstanding Results Moving forward, ACB aims to continue delivering award-worthy projects. They also aim to continue growing as a company. According to Greg, they aim to achieve that growth by skillfully balancing technical expertise with strong people management skills. “We’re training our employees to increase production capacity while simultaneously strengthening relationships and maintaining profitability,” he explains. This thoughtful approach, combined with ACB’s dedication to continuous improvement, positions the company as a leader in the construction industry, focused on client satisfaction and long-term success. In support of this commitment, ACB employs a proactive approach to project management that ensures clients stay informed and engaged throughout every phase. From budgeting to onsite execution, the company’s careful attention to detail keeps projects on time and on budget, creating a collaborative environment where clients feel empowered. By breaking larger projects into manageable segments and overseeing each stage with precision, ACB not only demonstrates a commitment to transparency but also strengthens the trust of its clients. ACB embraces the exploration of new technologies and methodologies to enhance operational efficiency and deliver value. Their adaptability to innovative techniques, coupled with a dedication to quality assurance, ensures that each project is tailored to meet the highest standards. As the company looks ahead, its vision is clear: to expand its footprint while upholding the high standards that have built its reputation. “Strong relationships are the foundation of our success,” Greg asserts. “Whether it’s with our employees, suppliers, or clients, we believe that fostering these connections leads to better collaboration and outstanding results.” Through a commitment to quality, employee well-being, and a holistic approach to client relationships, Arizona Corporate Builders is not only constructing buildings but also fostering lasting partnerships and a sustainable future. EPC: Leading the Charge in Hydrogen Solutions Founded in 2003 by John Cornish, Engineering PE, Procurement and Construction (EPC) has established itself as a leading engineering, procurement, and construction firm specializing in hydrogen systems. John, who holds a background in chemical engineering, brings over 35 years of experience from Ralph M. Parsons Company, an international engineering, procurement and construction firm based in Pasadena, California. His extensive expertise as a commissioning engineer, process engineer, and project manager has been instrumental in shaping EPC’s approach to hydrogen technology. John dedicated himself to understanding the complexities of hydrogen technology and recognized its potential as a clean energy source crucial for a sustainable future. “I kept getting promoted,” he recalls. “By the time I was in my early-50s, I was a regional vice president, managing 30 offices, and spending all my time looking at P&L statements and not having any fun. I really like to build things, so I decided I had one more career left in me and started EPC to follow in the business model of big engineering, procurement, and construction firms but to focus on exclusively hydrogen projects, which were all very tiny.” After forming the company in Colorado, John was THE CONSTRUCTION SOURCE AMERICA - WEST

initially uncertain whether the hydrogen industry was ready for an engineering, procurement, and construction firm. Early projects often served as proof of concept. Fortunately, as EPC gained traction, they became leaders in building hydrogen stations and systems, achieving more than any other firm globally. Their projects have extended beyond the U.S. to countries like China, India, and Germany, with a significant portion of early work focused in California, where supportive tax structures encouraged the development of a Hydrogen Highway. Today, EPC operates a 30,000 sq. ft. fabrication facility in Cheyenne, Wyoming, which enables them to efficiently manufacture and ship containerized hydrogen systems worldwide. This state-of-the-art facility is uniquely equipped with high-pressure tubing specialization and a rail spur for cost-effective shipping options. “We’re leading the charge on how to design, permit, and build hydrogen systems in enclosures,” John notes. The Cheyenne facility was built specifically to handle containerized systems, ranging from five-megawatt electrolyzers to one-ton-a-day reformers, underscoring EPC’s commitment to advancing hydrogen technology. John’s vision extends beyond simply providing products. “We don’t sell products; as an engineering, procurement, and construction firm, we integrate systems that do what our clients want them to do,” he explains. This ‘complete package’ approach enables EPC to deliver OEMJANUARY 2025

agnostic solutions tailored to each project’s unique specifications. A core part of EPC’s innovative approach involves containerizing hydrogen systems to enhance flexibility and efficiency in deployment. John advocated early on for this approach within the industry: “Containerizing hydrogen systems dramatically reduces permitting time and complications while also lowering project costs. This method allows us to utilize local contractors for underground work and foundations, leading to a plug-and-play concept where shop-fabricated equipment is developed and tested in a controlled factory environment before being set on pads and connected to existing infrastructure.” The firm operates across a wide range of capabilities, encompassing engineering design and construction management, which allows them to tackle projects of varying scales. Typical undertakings include the fabrication of hydrogen systems, installation of fuel cells, and construction of both light-duty and heavy-duty vehicle fueling stations. Their impressive portfolio includes the design and construction of over 150 hydrogen projects across diverse industries, solidifying their status as one of the few companies worldwide specializing in this niche field. Recent achievements highlight the firm’s commitment to innovation and sustainability. The Cal State LA Hydrogen Fueling Station, for instance, stands out as the first station to make public sales of hydrogen globally. Generating 60 THE CONSTRUCTION SOURCE AMERICA - WEST

kg of hydrogen daily on-site through an electrolyzer, the station exemplifies EPC’s capability to deliver advanced hydrogen solutions. Similarly, the AC Transit Emeryville Hydrogen Fueling Station operates on 100% renewable hydrogen, serving a fleet of 16 buses while maintaining an efficient public fueling infrastructure. The firmhas attracted global attention, receiving visits almost every month from technology providers and stakeholders from around the globe, interested in new electrolyzer stacks, compressor technology, and tank manufacturing. John notes, “We love the idea that we can be a one-stop shop for ISO 9001 certified design and fabrication of their technology.” He envisions the ideal project as one where they design once and build it 100 or 1,000 times, emphasizing the scalability of their operations. Although they have yet to secure a large anchor client for extensive electrolyzer integrations or tank trailer productions, John remains optimistic: “It’s just a matter of time, I think, and hopefully the sooner the better.” JANUARY 2025

Consulting plays a vital role in EPC’s operations, offering expert guidance throughout the project lifecycle, from feasibility studies to detailed design and permitting. This hands-on approach ensures tailored solutions that meet specific client requirements while navigating the complexities of hydrogen systems. Their experienced team conducts quantitative risk assessments and provides construction management that emphasizes site safety and quality assurance, ensuring the successful execution of every project. Partnerships and associations further bolster the company’s industry presence, with memberships and participation on the NFPA 2 Code Committee and organizations such as the California Hydrogen Business Council, RMEL, and the Colorado Hydrogen Network. This network not only facilitates collaboration within the industry but also highlights EPC’s commitment to staying at the forefront of hydrogen technology and policy development. Relatively recent emphasis on Climate change and emissions reduction has validated John’s vision that EPC will help hydrogen change the world for the better. Recognition from various industry associations reflects their dedication to excellence. EPC’s projects have earned accolades that underscore their commitment to quality and innovation, reinforcing their reputation as a trusted partner in hydrogen systems development. The firm remains keenly aware of the evolving technological landscape, continuously exploring and integrating new technologies and tools to maintain a competitive edge. Advanced and sophisticated containerization techniques significantly reduce installation time and costs, enhancing overall system reliability. At the heart of EPC’s success is a corporate culture that prioritizes attracting top-notch engineers and professionals passionate about hydrogen technology. John emphasizes that the quality of their team is fundamental to their operations, stating, “We don’t aspire to dominate the market; we aspire to be the best.” This commitment to excellence permeates the organization, fostering an environment where employees thrive and contribute to meaningful projects. Sustainability and environmental stewardship are equally central to EPC’s mission. Their initiatives focus on integrating green technologies and practices across all operations, from renewable energy projects to hydrogen production systems, THE CONSTRUCTION SOURCE AMERICA - WEST

reflecting a dedication to advancing sustainable solutions that benefit both clients and the environment. In terms of marketing, EPC distinguishes itself by highlighting its unique capabilities in engineering, design, andconstructionmanagement. By emphasizing the integration of custom solutions tailored to specific client needs, the firm positions itself as a one-stop shop for hydrogen system development, setting it apart from competitors. Looking ahead, EPC is poised for substantial growth within the hydrogen sector. Currently generating approximately $5 million in annual revenue, they project doubling this figure each year until reaching around $100 million. With a focus on expanding their team, advancing their technology offerings, and strengthening partnerships, EPC is committed to driving progress in renewable hydrogen projects. Soon after discovering CFS framing, Jeremy Fournier joined Scott and Nathan as the company’s third partner, bringing his entrepreneurial vision and operational skills to complement their engineering backgrounds. Together, they founded Integrated Steel, driven by a mission to deliver precision and speed to construction projects. By incorporating CAD technology and FRAMECAD’s advanced systems, the company completes projects 20-50% faster than traditional methods, ensuring that each build is executedwith exceptional accuracy while significantly reducing overall costs. “With CAD and cold-formed steel, we can accelerate design and construction timelines while maintaining the highest standards of quality,” says Scott. “Whilst there are many companies out there doing what we do, what sets us apart is our deep collaboration with our in-house engineering team. We’re not just a construction company—we’re engineering first,” Nathan emphasizes. This focus enables them to maintain control over every aspect of the process, from selecting material thickness to developing precise structural designs. This comprehensive oversight ensures that their projects are not only faster but also stronger and more durable, upholding the highest industry standards. every element is meticulously planned and executed with precision, leaving no detail overlooked. Jeremy emphasizes that this in-house expertise allows the team to operate in real-time, reacting quickly to challenges and opportunities. “It’s all in-house, and that’s what makes it possible to execute designs and modifications instantly,” he explains. This streamlined process alsominimizes the potential for costly delays, ensuring that each project runs smoothly from start to finish. Integrated Steel’s approach has led to a diverse portfolio, with recent projects including an Air Force base, a large-scale hospital, and an industrial warehouse that required precision-engineered cold-formed steel. “Cold-formed steel allows us to customizedesigns basedon theneeds of the client. No matter the project, our approach provides flexibility while maintaining speed and cost-effectiveness,” says Jeremy. These high-profile projects underscore the company’s capability to tackle complex, large-scale builds with precision and efficiency. For instance, the Air Force base demanded a high level of precision for critical infrastructure, while the hospital project required strict compliance with safety and healthcare regulations. Both projects exemplify the company’s versatility and commitment to delivering high-quality work under tight deadlines. across various sectors. “What’s really important to us is earning business together with our partners,” says Jeremy. “We build relationships that last.” This collaboration extends not only to clients but also to suppliers. “We found some partnerships that were willing to take a leap of faith with us in the beginning, and we still work with those suppliers today,” Scott adds. These long-standing relationships with trusted suppliers have been instrumental in enabling Integrated Steel to meet tight deadlines and deliver projects on time. Their partners have become an integral part of their success, and their ability to work with a reliable and consistent supply chain is a key element of their competitive advantage. Integrated Steel’s supply chain approach is vital to maintaining the integrity of their projects. “We’ve worked closely with suppliers who believe in our vision and understand the importance of our quality standards,” says Jeremy. “The relationships we’ve built with them from day one have allowed us to grow steadily without compromising on quality.” This early partnership approach has been crucial for Integrated Steel’s consistent ability to meet deadlines, control costs, and push forward with their innovation. This dedication to quality and efficiency seamlessly ties into Integrated Steel’s commitment to sustainability—a core principle for the company. Holding an Environmental Product Declaration (EPD), Integrated Steel demonstrates its dedication to reducing environmental impact. “The recyclable nature of steel helps reduce our environmental footprint, and by controlling waste in-house, THE CONSTRUCTION SOURCE AMERICA - WEST

we’re able to minimize carbon impact,” Nathan explains. Their efforts place them in the top 20% for sustainability within the industry. “FRAMECAD’s technology allows us to customengineer every element of a project, resulting in minimal waste and setting us apart from other builders,” Nathan notes. This sustainable approach not only benefits the environment but also provides clientswithmore cost-effective solutions. By reducing waste and improving the efficiency of the building process, Integrated Steel can offer competitive pricing while meeting sustainability goals. Nathan underscores that sustainability at Integrated Steel extends beyond just material use. “We’re focused on the overall impact throughout the entire construction process,” he explains. This commitment involves sourcing raw materials responsibly and optimizing energy use during production. At every stage of their projects, Integrated Steel strives to reduce environmental impact, reinforcing their dedication to sustainability. This commitment extends into the company culture, where sustainability is not just about materials, but also how they operate internally. Scott, Jeremy and Nathan have cultivated a work environment that encourages autonomy and empowerment. “We don’t want a clock-in, clock-out culture. Our team knows that when they get the work done, everyone is successful,” says Jeremy. They’ve created a flexible, JANUARY 2025

supportive environment where employees feel valued and encouraged to grow. “We believe in hiring people on referrals because it speaks to the quality and trust within our team,” he adds. Promoting work-life balance ensures that the team remains engaged, motivated, and productive. Scott, Jeremy, and Nathan emphasize the importance of fostering an environment where employees are empowered to take initiative and lead when needed, further aligning their internal culture with their core values of responsibility and sustainability. Scott also notes that the company thrives because of its commitment to fostering a sense of collaboration and growth within their workforce. “Our team isn’t just here to get a job done; they’re here to grow with us, to learn, and to contribute to our long-term vision,” he says. This investment in their people is what allows Integrated Steel to stay at the forefront of the industry and continue innovating with every project they undertake. According to all three partners, Integrated Steel’s industry leadership and innovation has also been enabled by the key partnerships they formed early on with other companies such as LS Drywall Inc., KENPAT, and Northridge Construction. genuine passion for the craft. At the heart of Joy Developments is Patrick Joy, who reflects on his journey, saying, “I was lucky to learn the trades early in life frommy father, a contractor, and I gleaned my artistic ability from watching my mother, a cosmetologist.” This early exposure to the trades and art paved the way for Patrick’s unique approach to design and construction. Incorporating 3D modeling has become essential to their bespoke process, ensuring clients receive exactly what they are looking for. As Patrick emphasizes, “We are not limited by boxes; we can build anything and everything our clients want—that’s our niche.” This commitment to custom solutions extends to their work on remodels, which they view as a puzzle to be solved. “We love the puzzle of working on remodels, unlike other construction companies who prefer not to,” he explains. “My philosophy is to treat my clients the way I would want to be treated. I treat the client’s home as though it is my own,” he adds. This personal touch is evident in every project Joy Developments undertakes, fostering a sense of community and lasting relationships with clients. In fact, Patrick notes, “We essentially get adopted by pretty much every family that we do work for. We have long-lasting friendships with all of the people I stay in contact with.” This commitment to nurturingrelationshipshasprovenfruitful, aswordof-mouth referrals often lead to multiple projects on a single block. It’s not uncommon for one satisfied client to recommend Joy Developments to their neighbors, leading to new opportunities and ongoing community engagement.
